Capital city house prices rose by 2.4 per cent over the June quarter, according to Australian Property Monitors, taking the annual rise to 15.6 per cent.

Unit prices also recorded a 2.4 per cent increase for the three months to June 20, although the annual rise was lower at 12.2 per cent.

Of the cities, Melbourne recorded the biggest annual price rise, at 27.9 per cent, with the quarterly rise coming in at 4.4 per cent.

Australia's largest city, Sydney, recorded a 13 per cent annual price rise, or 2.3 per cent higher for the June quarter.

Perth house prices lifted 0.6 per cent, while Hobart dropped by 1.9 and Darwin 0.7 per cent.
