Price and size shouldn’t be your only considerations when buying an apartment.

The position of a unit within a development can also have a huge impact on your quality of life, especially when it comes to privacy, noise, views and access to natural light.

Despite what sales brochures may say, not all apartments will deliver the same benefits, even those that look identical on blueprints.

For low-rise, medium-density developments, the prime location is either on the ground level, if there’s a private courtyard, or the top floor, which is likely to deliver the best view.

Both offer a measure of isolation from neighbours on at least one side, which can even be improved if a corner unit is available.

For high-rise, high-density developments, a corner position is similarly sought after because it can lessen noise between apartments.

However, those in search of a great view need to know that purchase prices - and, in some cases, owners’ corporation fees - are higher for upper-level units, particularly those that get the best natural light.

For both types of developments, it’s also worth checking whether a highly prized view could be obstructed by a future development close by.
